Welcome to Heyn.com! After 40 years of performing home inspections, The Heyn Company has decided to concentrate on what we do best; provide information to our customers. Believe it or not, but being in the home inspection business actually limits our ability to help our clients solve their property problems. Home inspectors must walk a very thin line to avoid the appearance of collusion or impropriety. They are not allowed to discuss solutions or make recommendations for service providers. At least they're not supposed to.

Over the years we have worked with tens of thousands of wonderful people whose only goal was to make a nice, safe home for themselves and their families. To this end, The Heyn Company is rededicating our staff and resources to providing the information our customers need to realize this goal of creating a comfortable, cozy and SAFE home environment.

Heyn.com is a repository of information for homeowners, buyers and sellers. Please visit frequently to see the latest tips, techniques and products needed to ensure your home owning experience is the realization of the American Dream of safety and independence.

Buying a Home or Having One Built? Before you settle on your new home, be sure to insist on a home inspection contingency clause in your real estate contract. The only way to know what you are buying is to thoroughly inspect the property. Even if you hire a professional home inspector, you should inspect the house yourself along side the inspector, or alone with your spouse or a friend.

BE SURE BEFORE YOU BUY!.

Performing your own inspection is the only true way for you to learn about the property and any existing or potential problems or idiosyncrasies the house may have. A seller or real estate agent who forbids or dissuades you from performing an inspection, may be trying to hide something.

Remember, even newly built homes have problems, so any issues you discover may not preclude you from buying the home. But by being forewarned you can be better prepared when repairs are required. You are the one spending hundreds of thousands of dollars for the house and any hidden problems it may have (which means spending more money making repairs). Don't let anyone talk you out of your right to know what you are buying. Before you settle, make sure you know the condition of the property that will become your family's new home.

Perform Your Own Home Inspection! With our Do It Yourself Home Inspection Report Kit. Learn, first hand, about the house you and your family will live in.

DON'T TAKE ANYONE'S WORD FOR IT!

Whether or not you plan to purchase a professional home inspection, you should perform your own evaluation of the property. If you do hire an inspector, walk through the house with him, complete your own report and compare them when you are finished.

Use the Kit to explore and document the condition of major systems in your house. No construction experience is necessary, as we have also included a detailed guide explaining what to look for based on our 40 years of home inspection experience. Just follow the guidebook and fill out the report form. If you find a problem, the report can be used to steer the appropriate service technician to efficiently make repairs.

Being an informed buyer will pay dividends to you and your family for years to come. Making your own observations of the condition of your new home will help to prevent "surprise" problems, which could cost you thousands of dollars for repairs.

Selling Your Home? Before you list your house, you need to ensure there won't be any "gotchas" when it's time to negotiate. DO NOT try to pretend or let anyone talk you into to pretending, the house is in great shape because you are "not aware of any problems". Not revealing problems or pretending you "didn't know" is fraud and is against the law in most cities.

Things to Do Before Listing Your House for Sale

A pre-listing home inspection will help you identify areas of concern, so you can fix things in a timely, cost effective manner by avoiding expensive "emergency" repairs. Also, houses that have been inspected prior to listing tend to sell faster than houses not inspected. You will also be sending the message to potential buyers that you have nothing to hide, because knowing the home's issues before negotiations begin will provide for a more smooth sales and settlement process.
